Christchurch build costs at a glance
If you’re starting to plan a new home in Christchurch or across wider Canterbury, cost is usually the first question you ask, and the hardest one to pin down. That’s because it depends on your section, your design and the finish level you choose, not on a single number a calculator can spit out. So instead of a vague range and a “contact us for details,” here’s a real, plain English breakdown from the team who builds here every day.
As a general guide across the Christchurch market in 2026, standard new build homes typically run $2,500 to $3,500 per m², with premium and architecturally designed homes exceeding $5,000 per m². For a typical 200m² family home, that puts a standalone build contract somewhere between roughly $500,000 and $1,000,000+, before you add land, council fees, driveways, landscaping and finance costs.
At Hallmark Homes, we offer three house plan series so you can choose the level of customisation, and cost, that suits your budget and your stage of life.
Headstart Series:
our most accessible range, starting from around $370,000. Typically designed for first home buyers or investors who want quality, style and support without cutting corners, we’ve built this series around practical layouts, contemporary features and thoughtful design for anyone just getting a foot on the property ladder. Hallmark Series:
Our signature series, for those at that next step up. It’s for clients ready to upgrade, where we blend smart functionality with timeless design. Clients at this level typically want more space, thoughtful details, and are ready to invest a little more throughout their home. View the Hallmark Series →

Prestige Series:
Fully custom, architecturally designed homes, with pricing typically running from $4,500+ per m². Guided by our in-house architectural design team from first sketch to final build, this series is for clients who want more detail and craftsmanship running through every part of their home. What actually affects the price?
A few things move your number more than anything else.
Design complexity. A simple rectangular footprint costs less to build than a home with multiple rooflines, large spans of glazing or split levels. Our Headstart plans are designed to keep this efficient, while Prestige homes are priced for full architectural flexibility, so you’re really choosing your level of complexity as much as your budget.
Site conditions. Your section’s technical category (TC1, TC2 or TC3), set after the earthquakes to reflect liquefaction risk, decides your foundation type and cost. It’s one of the biggest variables in any build, and one that most online cost calculators don’t account for. A geotechnical report gives you a strong early indication, but honestly, we won’t know your exact foundation depth until we’re in the ground. That’s exactly why our team talks you through this upfront, so it’s a known part of the plan rather than a surprise partway through your build journey with us.
Specification level. Kitchen and bathroom fit out, flooring, joinery and cladding choices can swing the price significantly within the same floor plan. Two homes with an identical footprint can end up tens of thousands of dollars apart once you factor this in.
Council and consent costs. Building consent, development contributions and connection fees vary by district, Christchurch City, Selwyn or Waimakariri, and by section. We factor these in early so they never come as a late shock.
Real examples: four Hallmark Homes plans priced for 2026
Four of our plans which range from $2,486 to $4,230 per m².
| Plan | Series | Size (m²) | Bedrooms | Price per m² | Build Price | What drives the cost |
| Falcon | Headstart | 171 | 4 | $2,486 | $425,185 | Compact, efficient footprint |
| Ellesmere | Hallmark | 255 | 4 | $2,871 | $645,975 | More space, enhanced layout |
| Cromwell | Hallmark | 213 | 4 | $4,230 | $900,990 | Schist cladding, timber fins, concealed timber garage door, higher interior spec |
| Wanaka (modified) | Hallmark | 312 | 4/5 | $3,504 | $1,093,248 | Largest floor area, higher spec |
Headstart Plan: The Falcon

At 171m², Falcon fits four bedrooms, two living areas, two bathrooms, a double garage, a study nook and an extra long walk-in pantry. It suits first home buyers, young families and investors who want a lot of home for a controlled budget.
Hallmark Plan: Ellesmere (as shown in picture)

At 225m², Ellesmere is built for the next stage up, second home buyers or those looking to downsize without compromising on space.
Hallmark Plan: Cromwell

Cromwell is smaller than Ellesmere at 213m², yet costs more. The difference is specification: schist cladding, timber fins, a concealed timber garage door and a higher interior specification allowed.
Hallmark Plan: Wanaka (modified 312m2 version)

One of our most popular plans, shown here in a modified 312m² version.
What these four show: size alone doesn’t set your price. In theory, larger homes spread fixed costs such as kitchens, bathrooms and plumbing over more floor area, which lowers the rate per m². In practice, larger homes usually come with higher specs, so the rate climbs. Cromwell proves the point: a smaller home than Ellesmere, at a much higher rate.
