1: Choosing a plan before understanding your site

Not all land is the same. Lifestyle blocks, rural sections, and back sections each behave differently. A functional plan should always consider your site first:

  • Orientation: living areas to the north, bedrooms to the south/east for morning or evening warmth
  • Outdoor areas: plan around sun, views, and feature points
  • Wind & access: let the site guide the house — not the other way around

Starting with the site in mind ensures your home flows naturally and works with your surroundings.

  • Bath vs shower depending on your family stage
  • Natural light in darker areas, such as hallways
  • Privacy in bedrooms & living spaces (no toilets in view from the entry!)
  • Functional spaces over size: bigger isn’t always better — efficient design saves on heating and ongoing costs
