As we are a Registered Master Builder member we use standard Master Build contracts from which we calculate staged progress payments. Standard progress payments are normally invoiced as listed below:
- Floor down
- Frames up
- Roof
- Exterior doors & windows
- Exterior wall linings
- Internal linings & doors
- Exterior decoration or coatings
- Interior decoration or coatings
- Final payment
Each progress payment is calculated as a percentage of the total contract price. These progress payments may vary dependant on the size of the contract works and are not necessarily charged in this order.
What is your standard build time?
Our build time for a standard single level home is usually between 16 to 20 weeks but this is dependant on size, weather, complexity and a level site of good bearing. This guidline is estimated from the first day started on site. A client specific timeframe schedule will be given to our homeowners once we have commenced on site.
How long do council usually take to process a building consent?
District councils are allowed 20 working days to process a building consent. However, please note that if the council requires or requests further information then they are able to extend this timeframe.
Do you charge to amend a standard Hallmark plan?
No.
How much does a concept plan drawn up from scratch cost?
Currently there is no charge for a single level home but this is dependant on the complexity of the design.
What is included in our prices?
We have a standard specification list which explains exactly what is allowed for in our prices or if you wish we can firm up a price and give you an obligation free itemised quote.
What happens once a contract is signed?
Once a contract is signed we generally will ask for a deposit and then proceed with working drawings, preparing documentation and specifications to lodge for consent with your local district council. We then finalise and sign off all your plans and paperwork is submitted to council for consent.
When can we start building?
We generally commence on site within 1-2 weeks time upon receiving council consent provided that there is no extra works required by council.
