Our 10 Year Quality Build Guarantee

Hallmark Homes has been operating since 1971 and our Whakatane office became a registered company in 1997 and a member of the Registered Master Builders Association in 1981.

Just for that extra piece of mind we provide a 10 year Registered Master builders guarantee on all our new residential homes and this covers our homeowners with:
  • 2 years defects in materials and defects in workmanship
  • 10 years for structural defects
  • Loss of Deposit (Up to 10% of contract price or $20,000 whichever is the lesser)
  • Non completion ( Up to 10% of contract price or $40,000 whichever is the lesser)

Note: The above cover is subject to the various exclusions and limitations in the guarantee terms and conditions.

Seven Simple Steps to Building Your New Home

Step One - Choosing A Section
Step 1 Building Process.jpgWhen choosing a section, it is important to be aware of the type of section you are considering purchasing ie, flat, sloping, rural or hill sites as these factors can make a significant difference to your budget. Size of section, views, accessibility and sun maximization are also things to bear in mind when making your choice. If you are unsure of what to look for then let us help you. We would be more than happy to view your prospective site and give professional advice as well as ensuring that local authority rules and regulations are brought to your attention.

If you have already chosen your section then don’t hesitate to contact our friendly sales team to arrange a site visit to advise you on the technical issues relating to building on your site, if any.

From there we are able to help you select a suitable Hallmark plan or if you would prefer, we can design the house of your dreams right from scratch.

Step Two - Design & Plans
Step 2 Building Process.jpgBring us your wish list and our sales and design team will bring your dream to life by either helping you choose a suitable Hallmark Homes design plan or we can personalise your own plan to suit your specific site requirements and lifestyle whilst being mindful of budget. We have a great range of plans to view and all our plans are able to be modified if required.

Once you are happy with your plan a quote will be prepared for your approval. If you require further amendments to your quote then these will be attended to. Upon acceptance of the quote, building contracts will be prepared.

Step Three - Building Contracts
Step 3 Building Process.jpgFirst, standard building contracts and a 10 year guarantee are prepared based on your approved quote/specification. A meeting is arranged to discuss and sign the Building Agreement.

A 10% deposit of the build price will be required upon the contract being signed to enable us to proceed with working drawings and preparation of all your district council requirements for a building permit.

Once the drawings are complete the final plans will be given to you to approve and sign off then we will lodge your building consent application to your local District Council.

While you are waiting for your consent to be processed we will provide you with colour sheets to start adding the personal touches to your home. A colour consultant is provided free of charge to guide you through choosing colours for your exterior, interior and kitchen if required. We will also provide you with an electrical plan to look over and make any changes necessary.
Step Four - Permits & Consents
Step 4 Building Process.jpgOnce your building consent application has been lodged, your local District Council has 20 business days to process this within. However if council require extra information, this timeframe may be extended. Because our drawing team has many years of experience in dealing and working with councils, we work hard to provide all the necessary paperwork to encourage prompt approval. Please note that if a resource consent is required or engineering is involved then this can extend the building consent process.

Upon receipt of your Building Consent we will start ordering your building materials required to begin construction. We generally commence work on site within 2 weeks of receiving consent however this can be delayed by weather conditions or variations.
Step Five - Construction
Step 5 Building Process.jpgBefore your new home construction begins, we will provide you with a building timeframe schedule to give you an estimated guideline because we like to keep you informed every step of the way.

Your Sales Consultant and Construction Manager are available to help you with any questions or concerns you may have throughout the course of the building construction. They will ensure that your building journey is pleasant and as stress free as possible. You will received regular updates on the progress of your home via telephone, emails and photos of the stages of you new home.

Throughout your building process you will be invoiced a number of progress payments. These payments have been calculated as percentages of your total build price and are specified in your Registered Master Build Contract.
Step Six - Prior to Possession of Your New Home
  • Step 6 Building Process.jpgYour new home is cleaned to save you the trouble of having to before the big move.
  • We will arrange a final code of compliance with a council inspector.
  • You will receive your final invoice/statement for final payment to be made.
  • Our Construction Manager or Sales Consultant will meet you on site to inspect your new home and hand over keys, guarantees, warranties, electrical certificates and a 12 month maintenance list.
  • We will remind you to confirm your insurance cover and arrange phone to be connected for your new home.
Step Seven - Move In
Step 7 Building Process.jpgOnce your maintenance period has expired, bring your list back to Hallmark for any issues to be attended to. You will also be covered by a 10 Year Master Build Guarantee which provides you with that extra piece of mind.
